Q. What sort of timescale do you foresee to completion of the transaction? A. It will vary depending on circumstances. We work with mortgage brokers who can finance most people who consistently pay rent for twelve months. Since everyone’s credit history and circumstances are different, that time period can vary. However, it is obviously in our best interest to expedite a new loan for the tenant/buyer as soon as possible since that successfully completes the transaction.
Q. Why don’t I just sell my house or rent it in the meantime? A. These options are always available to you. The difference would be that you are responsible for your monthly payments, maintenance and repairs during the selling period. You must find someone who will actually qualify for financing, wait for them to be approved, and hope that they don’t pull out of the deal making you start the whole process again. Letting during the selling process creates entirely new difficulties that are sometimes overlooked, such as showing the home to the best advantage while tenants are living there.
Q. Why don’t I just find my own tenant/buyer? A. If you have the time and experience - to screen potential tenant/buyers, check references, know what sort of credit scores are necessary, work with mortgage brokers, process the paperwork and close the deal - then finding a tenant/buyer would be a viable option for you. If you lack expertise in any of these areas, we are able to help.
Q. What if our tenant/buyer doesn’t buy the house? A. Tenant/buyers are screened to ensure that they fully intend to buy the house and will be able to do so at some point in the future. However, circumstances can change in someone’s life, such as an unexpected job transfer that can make it necessary to move. In situations like that, we continue to pay all the expenses for the house while we find another qualified tenant/buyer to put into the home. Remember, we make our money when your house sells.
